Terms of Use

These terms apply to proplabs.ca and the client portal at client.proplabs.ca (together, the "Site"). The Site is operated by Legacy Realty Group, a real estate team with Keller Williams Edge Realty, Brokerage, led by Paul Lisanti, Salesperson ("we", "us"). By using the Site you agree to these terms. If you do not agree, please do not use the Site.

1. Who may use the Site

The information provided herein must only be used by consumers that have a bona fide interest in the purchase, sale, or lease of real estate and may not be used for any commercial purpose or any other purpose.

You may use the Site only for your own personal, non-commercial purposes connected with buying, selling or leasing real estate.

2. Client portal accounts

By registering for the client portal, you confirm that you have a genuine (bona fide) interest in buying, selling or leasing real estate, and you acknowledge that you are entering into a lawful broker-consumer relationship with Keller Williams Edge Realty, Brokerage, through Legacy Realty Group. Registering does not create an agency or representation agreement, and does not create any financial obligation. Any such agreement must be made separately, in writing, and will be clearly labelled as such.

• We may suspend or close an account at any time, including for breach of these terms.
• Each account is for one person. Do not share your sign-in details.
• Keep your information accurate, and tell us promptly if you think your account has been used without permission.

3. Listing information (MLS® data)

• Listing information on the Site is provided by PropTx Innovations Inc. ("PropTx") and remains the property of PropTx, the Toronto Regional Real Estate Board and their member associations. We are not affiliated with or endorsed by PropTx.
• Information is deemed reliable but is not guaranteed accurate by PropTx.
• Listing information is refreshed at least once every 24 hours, so it may not reflect the latest changes. Always confirm details before relying on them.
• Each listing shows the brokerage that listed it. The Site does not provide full access to the MLS® System, and each search returns a limited number of listings.
• PropTx and other participating members may access the Site to check that listing information is displayed correctly.

4. What you may not do

• Copy, scrape, data-mine, download in bulk, or republish listing information, by any manual or automated means, including robots, spiders, scripts or artificial intelligence tools.
• Sell, share, distribute or use listing information for any commercial purpose.
• Share your account, or try to access any part of the Site or its systems that you are not authorised to use.
• Interfere with the Site, bypass its security, or overload it.
• Use the Site for anything unlawful or in breach of real estate board rules.

We monitor the Site for misuse. Breaching these terms may result in your account being closed, and we may be required to report it to PropTx.

5. Estimates, statistics and analysis

Market statistics, price estimates, comparable-sale analyses and similar content on the Site are for general information. They are not appraisals, and they are not legal, financial, tax or engineering advice. Talk to us, and to qualified professionals where appropriate, before making decisions.

6. Links to other websites

The Site links to third-party websites, such as municipal zoning maps, conservation authority mapping and government services. We do not control those sites and are not responsible for their content or accuracy. Information on them may change without notice. Always confirm important details, such as zoning, flood risk or school boundaries, directly with the relevant authority.

7. No warranty and limitation of liability

The Site is provided "as is" and "as available". We do not guarantee that it will be accurate, complete, uninterrupted or error-free. To the extent permitted by law, we are not liable for any loss or damage arising from your use of, or reliance on, the Site.

8. Intellectual property

The Site's design, text and branding belong to us or our licensors. Listing information belongs to the owners named in section 3.

The trademarks MLS®, Multiple Listing Service® and the associated logos are owned by The Canadian Real Estate Association (CREA) and identify the quality of services provided by real estate professionals who are members of CREA.

9. Privacy

Our Privacy Policy explains how we handle your personal information.

10. Governing law

These terms are governed by the laws of the Province of Ontario and the federal laws of Canada that apply there. Any dispute will be handled by the courts of Ontario.

11. Changes to these terms

We may update these terms. The date at the top shows when they last changed. Continuing to use the Site after a change means you accept the updated terms.
